Real Estate Investing Tips – PARTICLE BOARD, OSB CHIP BOARD – In real estate, sometimes builders will use a cheaper grade product to save money on expenses to make more profit on each home. This house in Florida, has particle board, a.k.a. chipboard for flooring. Plywood would be a much better material to be used but it does cost more than particle board. The problem with particle board is the sub-floors can deteriorate faster and cause future issues. I have walked through older homes and have felt holes under the carpet. These holes could be caused by the sub-floor starting to deteriorate. This is especially true with homes that have a crawl space that does not have a vapor barrier. I have had this happen in houses where we needed to replace it. As you look at changing floors or calculating repairs, you may want to consider the quality of the sub-floor when renovating and potential cost to repair or replace it.
