Real Estate Investing Tips – As I look at real estate throughout the country, I often see property owners that have enclosed an outdoor lanai. In this photo, of this house in Oahu, Hawaii, the enclosure of the lanai has a ceiling that has water damage. Often these type of enclosures have a flat roof and water does not drain appropriately off the roof. The sitting of water can often cause interior water damage. Always look at the seam of the original roof and where the enclosure starts in the interior for any potential water issues, especially at the interior seam line. A key to look for a potential issue is dis-colorization, stains, bubbling of paint or brown water marks. It is what you don’t know in real estate that costs you money.
